Case Study: Selling an Inherited Hoarder Property in Bayonne, NJ As-Is Off-Market

When families inherit a property in New Jersey, the situation is rarely simple. Beyond the legalities of probate, many estate administrators face severe physical challenges with the home — heavy deferred maintenance, decades of accumulated belongings, or hoarder conditions.
Here is the real story of a recent transaction I managed for an out-of-state administrator inheriting a heavily distressed property in Bayonne, NJ.

The Initial Contact & Out-of-State Heir Dilemma
We work with administrators of an estate that have inherited properties. Sometimes those properties are in very bad condition in this situation and beyond. The administrator called me after receiving a voicemail we left her regarding her inherited property.
She lived out of state about 2 hours away and there was so much emotion tied to the property they preferred not to come or, at least, as little as possible to visit the property. They were looking for someone to help them through the entire process and keep them minimally involved.
Also, their biggest restriction was they didn't want to go on the open market because the house was in need of major renovations. It was a hoarder property and they didn't feel comfortable putting it on the MLS and having the property open to the public. They did want to sell it to an investor.
This is a typical situation with inherited properties, especially with deferred maintenance. Administrators typically sell to a real estate investor that's going to fix the house and then sell it so that way they don't have to deal with the listing process and getting the house ready for the open market. They prefer to sell it as is with no inspections, mortgage contingencies, and do an easy sale.
"But a lot of times administrators get taken advantage of or don't get what they deserve for the house because of the lowball offers that some real estate investors offer. So this administrator did not want to give away the house. In her words, she wanted a fair price for her family's inheritance."
Marketing Off-Market to Vetted Investors for Fair Value
That is perfectly within my scope of work. Number one: when the insurance company finds out the house is vacant, they typically want to change the insurance policy or, when it comes time to renew the policy, they will send out inspectors. If the house has heavily deferred maintenance, they're going to ask for repair requests.
This property was both vacant and needed some repairs that were requested by the insurance company. In order to continue to insure the property, we helped her talk to the insurance company so that way she didn't lose coverage while the house was for sale. We helped her fix the insurance issue.
Challenge #2: Undiscovered Underground Oil Tank & Soil Contamination
During the sale process, an underground oil tank was discovered — something the family never knew was there.
It turns out when the tank was removed, there was also soil contamination. Oil tank removals are very tricky and need to be handled with experience and expertise. Nobody wants to sell a house with contamination to a buyer, and a buyer is petrified of buying a house with oil contamination because it can come with a large price tag.
However, due to our expertise and knowledge of this, we were able to help not just the seller avoid future potential lawsuits or legal troubles for selling a house with oil contamination, but we also helped the buyer properly remove the oil tank and deal with the contamination of the soil.
The Outcome: 100% Remote Mail-Away Closing
The closing took longer than expected due to the environmental remediation, but in the end everyone walked away happy from the transaction.
The seller from out of state was happy she never had to come back to do anything at the property. We handled all the paperwork with the town. We handled all the showings, and they were even able to sign closing documents over the mail so they didn't have to travel back into New Jersey.
