Case Study: How an Inherited House in Perth Amboy Sold for $35,000 Over Asking
Most of what you read about selling an inherited house is theory. This is what it actually looks like — a real sale, at a real address, with the seller's own words about how it went.
The short version: an inherited 3-bedroom home at 339 Lawrie Street in Perth Amboy just sold for $385,000 — $35,000 over the asking price.

The Situation: A House Nobody Planned On
The family came into this the way most families do — suddenly. They inherited a home in Perth Amboy, and along with the grief came a question they'd never had to answer before: what do we do with the house?
Here's how the seller described it in her public Zillow review:
"We found ourselves in the unexpected position of having to sell a home we inherited. It was an emotional process, and we honestly didn't know which path was the best one for us to take."
That uncertainty is normal. Sell as-is to an investor? Prepare it and list it? Keep it? Every probate mailer in their mailbox was pushing them toward a fast, cheap answer.
How We Connected: Yes, a Piece of Mail
I'll be transparent about this part, because it's my favorite detail of the story. I send letters and postcards to New Jersey families dealing with inherited property — it's often the only way to reach an estate, since there's usually no listing, no sign, and no agent involved yet.
"We happened to receive one of many postcards in the mail, and one of them was from Jose offering to help homeowners sell their homes. We decided to take a chance and give him a call, and it turned out to be one of the best decisions we could have made."
One phone call. No pressure, no pitch — just a conversation about where things stood and what the options actually were.
The Work Before the Sale
An inherited home almost always needs things handled before it can be listed — and the family managing an estate rarely knows who to call. That's a big part of what I actually do:
"He guided us from start to finish, answered every question, kept us informed, and made what could have been a very stressful experience feel manageable and smooth. He was always quick to respond whenever we reached out and went above and beyond by providing helpful contacts for the many things that needed to be taken care of before listing the home."
Then we priced it honestly — to attract competition, not to flatter the listing — and marketed it properly.
The Result
339 Lawrie Street — 3 bed, 1.75 bath, 1,524 sq ft — sold for $385,000. That's $35,000 over the asking price.
This wasn't luck. Perth Amboy is a genuine seller's market right now, and the buyers are there for well-presented homes at this price point — including inherited homes in original condition.

As of June 2026 (Realtors Property Resource, Perth Amboy 08861, single family):
- 3.33 months of inventory — firmly a seller's market
- Homes selling at 100.94% of list price on average
- Median sold price: $471,000, up month over month
The lesson for estate sellers: the "we buy houses" number on the postcard in your mailbox is not what your inherited home is worth. Competition is.
In the Seller's Words
The full review, posted on Zillow:
"His professionalism, honesty, dedication, and expertise were evident throughout the entire sale. We always felt like we were in good hands, and thanks to his hard work and guidance, everything came together better than we could have hoped and we had buyer and closing quicker than expected. If you're thinking about buying or selling a home, don't hesitate to call Jose. We are incredibly grateful that we responded to that postcard, and we wholeheartedly recommend him to anyone looking for a realtor they can truly trust. Thank you, Jose, for making such a difficult and unexpected situation so much easier!"
